Social-housing repairs get ordered, measured and paid against a code, not against a price you thought of. Send an invoice without the codes and it comes back. This module holds versioned rate sets of coded items, applies the uplift or discount you’ve agreed with that particular client, and prices each repair line by line against the codes. It’s a bolt-on, priced to your contract.
What the Schedule of Rates (SOR) module does
- Holds several rate sets at once, one per contract, each with a name, version, source, description and effective dates.
- Stores each SOR item with a code, description, unit, rate, trade and category. Codes are unique within a rate set.
- Supports eight units: each, hour, metre, square metre, cubic metre, item, set and day.
- Records Standard Minute Value against an item, so an appointment can be given an expected duration from the code.
- Binds a rate set to a client with an uplift percentage and a contract reference. The "SOR v7.2 plus 4%" arrangement, held as data instead of in an email.
- Snapshots the code, description, unit, base rate and uplift onto each measured line, so a superseded rate set can never silently re-price an issued order.
- Computes the line total as quantity × base rate × (1 + uplift ÷ 100), rounded to the penny.

What is a Schedule of Rates in construction?
A published list of coded work items, each with a fixed price per unit. There’s a code for "renew basin waste trap", priced "each", and everybody uses it. Repairs contracts get let against a schedule so that ordering, measuring and paying all point at the same code, rather than at a price somebody negotiated on the phone. The National Housing Federation schedule is the reference set you’ll meet most often in the UK.
How does Estimark apply a client uplift?
A client SOR agreement ties one client to one rate set and carries the uplift. The rate you charge is the item rate multiplied by (1 + uplift ÷ 100). Put a minus in front and it’s a discount. A client can hold more than one agreement, with one marked as the default.

What stops an old order re-pricing when the rate set changes?
Nothing. Every measured line takes its own copy of the code, description, unit, base rate and uplift as you measure it. It still points back at the SOR item it came from, but the price doesn’t follow that item around. Supersede a rate set and the orders you’ve already measured stay exactly as they were issued.
- Rate sets carry a version and an effective date range, so which set was in force on a given day is recorded, not worked out afterwards from memory.
- Deactivating an item stops it being selected without deleting the history that references it.
- The SMV on a line is snapshotted too, so historical productivity reporting stays comparable.
Can I use my own in-house rates instead of NHF?
Yes. The source is free text: "NHF", "in-house", or the name of a local-authority contract. Nothing obliges you to use a published schedule. Plenty of firms run an NHF-derived set for one client and their own rates for another, both live at once.

How much is Estimark’s Schedule of Rates module?
priced on a quote on top of your Estimark plan. It’s a paid bolt-on, so no plan bundles it and neither does the trial.
Does Estimark come loaded with the NHF Schedule of Rates?
No. You get the structure: versioned rate sets, coded items, units, SMV minutes and client uplifts. The rates themselves you load, because they’re the ones your contract names. Estimark doesn’t redistribute the NHF schedule, which is licensed separately.
What is SMV and why does Estimark record it?
Standard Minute Value: how long an SOR item is expected to take. The minutes sit on the item and get copied onto the measured line. That’s what lets you give an appointment a sensible length, and plan an operative’s day by the hours in it rather than by counting jobs.
Can I hold different rates for different clients?
Yes. Each client SOR agreement links one client to one rate set, with its own uplift and contract reference. Hold three repairs contracts and you can run three rate sets side by side.
Do I need the Reactive Maintenance module too?
For repairs work, yes in practice. SOR lines get measured against a repair, and repairs live in Reactive Maintenance. Void work items carry an SOR code too, so Void Management pairs with it just as well.
